About Forge

Forge Project Management was set up and is run by Shaun O'Connor who has over 25 years experience in managing building contracts ranging in value from £50,000 to £50,000,000. He believes that when considering a Self Build there are several factors that will govern a successful completion. It is only by proper and continuous planning and management at all stages that will successfully Deliver your project into your Quality home on Budget and on Time.

We believe that this success can only be achieved through careful consideration and management of design, buildability and budget. We manage your project , and . With our and our established relationships with all the necessary and tradesmen, we are in the position to give you as much or as little help as you need.

Before you build

We give you guidance on budget for the build by producing a budget estimate and work closely with the architect and/or timber frame manufacturer to ensure you get the best fit scheme for budget and buildability.

We can contact and coordinate agents to give us off-plan valuations of the completed build so you can see the viability of your scheme.

Once the initial drawings, budget and viability have been established, we can act to ensure that the scheme gives you what you want and is buildable both within the timeframe and budget.

We will:

  • Keep them informed of any developments through the planning process.
  • Carry out materials take offs.
  • Draw Programmes.
  • Draw Specifications.
  • Send out tender packages to prospective contractors, sub-contractors, suppliers.
  • Organise and coordinate site surveys.
  • Organise and coordinate soil investigations that may need to be carried out to establish ground conditions.
  • Appoint, organise and coordinate Structural Engineer to deal with foundation design following findings of soil reports.
  • Advise, organise and coordinate statutory bodies that need to be informed of the development.
  • Investigate and Advise on Enabling and Access works that may be required – is there anything (cables, trees, buildings etc.) that needs to be relocated, felling demolishing etc. to enable access to the site for plant and materials during the build. Security provisions, hardstandings and containers required for material storage, Welfare facilities.

Once building regulation approval has been achieved:

  • All quotes are discussed and finalised with our clients and successful contractors appointed - this will be an ongoing process.
  • We can produce a health and safety file with all the documents you need including coshh assessments, risk assessments and method statements - this is a live file and would be constantly updated during the construction phase - all successful contractors would 'buy into' this plan.

During your build

During the construction phase we will attend site on a regular basis to coordinate all aspects of your build from site strip and enabling works though to fitting of carpets if required.

We will:

  • Monitor programme and produce short term and recovery programmes.
  • Monitor and coordinate all contractors to ensure that the build is being carried out within programme and quality constraints.
  • Deal with on-site issues as they arise.
  • Monitor and advise costs using actual costs, budget costs and producing projected final costs.
  • Update health and safety file.
  • Advise and Coordinate statutory authorities.
  • Deal with on site certification visits from insuring body - NHBC, PG or similar.
  • Coordinate with architect, engineer, inspecting body. Local authority etc.
  • Coordinate and advise on all final certification and completion certificates.
  • Deal with any snagging.

When you’ve finished

We will:

  • Deal with all final certification.
  • Run through handover of the building and it's systems.
  • Deal with any snagging items.
  • Assemble file for all materials and suppliers, All contractors guarantees, certification, warranties.
  • Assemble all operation and maintenance manuals, inc. manufacturers literature.
  • We can also deal with VAT reclaim if required.

In-house Services

  • Estimating – We will provide an estimated budget for your works, we will seek tenders and appoint materials suppliers and contractors. This will become your budget and will be monitored and reported against.
  • Programming – We will provide a build programme specifically for all aspects of your project, carefully itemising each activity to give you an accurate overview of the build timeframe. This will be monitored and reported against.
  • Project Managing – We will appoint, advise and coordinate all aspects of the build including materials supply and labour requirements in order to ensure that works are carried out in the most expedient and cost effective manner. Whilst also monitoring compliance, quality and safety.
